Privacy Policy
This Privacy Policy explains what REIntel, Inc. ("REIntel") collects when you use the Service, how we use it, and the choices you have. By using the Service you consent to the practices described here.
1. What We Collect
Account information. When you create an account we collect your email address, first and last name, role (e.g., investor, agent, landlord, flipper), how you heard about us, and password (stored hashed). Users who sign in with a social provider (e.g., Google, Facebook) additionally provide the OAuth identifiers described in Section 6 — Social Logins.
Subscription and billing. When you subscribe to a paid plan, our payment processor (Stripe) collects payment details directly. We receive a customer identifier and subscription metadata; we do not see or store full card numbers.
Usage data. We log page views, clicks (e.g., star/save, search, PIP-preview counter), scroll depth, time on page, external-link clicks, and similar product-engagement events. We hash each visitor's IP address with a server-side secret so we can detect repeat visits without storing raw IPs.
Approximate location. We derive country, region, city, and approximate latitude/longitude from request headers (Vercel Edge) to power our visitor map. We do not use precise GPS.
Watchlist and saved data. If you save properties to your watchlist, save searches, or opt in to per-sale alerts, we retain the property, county, and case identifiers along with your saved-search parameters so we can show them to you and send alerts.
Phone number (optional). If you opt in to SMS alerts, we collect your mobile number and consent record and use it exclusively to send the alerts you opted into via Twilio. Standard carrier rates apply; reply STOP to opt out at any time.
Uploaded documents (admin users only). Users granted admin access to internal tooling (e.g., the MC Sales Rules uploader) may upload PDFs, images, or other documents. Those documents are stored in our Supabase Storage buckets and are surfaced to end-users of the affected county page. Do not upload anything you would not want other users to see.

2. How We Use It
- Provide, operate, and improve the Service, including the county pages, property information pages (PIPs), valuation tools, watchlists, and admin console.
- Send transactional emails (verification, billing receipts, sale alerts you opted into) via Resend.
- Send SMS alerts you specifically opted into via Twilio.
- Detect abuse, fraud, and security incidents.
- Generate aggregate analytics about Service usage.
- Comply with legal obligations.
We do not sell or share personal information that identifies you to third parties for their own marketing or analytics. Aggregated and de-identified data is handled separately — see "Aggregated and De-identified Data" below.
3. Service Providers (Subprocessors)
We share limited data with the following processors to operate the Service:
- Vercel — hosting, request routing, and edge geolocation.
- Supabase — Postgres database, authentication, and object storage (property enrichments, user records, uploaded documents).
- Stripe — payment processing and subscription billing.
- Resend — transactional email delivery.
- Twilio — SMS delivery for text-message alerts you opt into.
- PostHog — product analytics, session recording, and heatmaps (if enabled). Personally identifying values (email, phone) are masked in session recordings.
- Bright Data — managed web-scraping infrastructure used to pull public property, listing, and comp data on our behalf. Bright Data does not receive customer account data.
- Google Maps Platform — maps, Street View imagery, and geocoding on property pages.
- Anthropic — Claude AI models used to parse public documents (e.g., handbill PDFs, newspaper legal notices). We do not send customer account data to Anthropic.
- GitHub Actions — scheduled scrape and enrichment jobs. Runs against public sources; does not process customer account data.
- Vercel Blob Storage / Supabase Storage — for handbill/appraisal PDFs, county rules documents, and property photos.

4. External Data Sources (Public Records & Public Web)
The Service aggregates data from many public sources. We do not receive personal information about you from these sources; we surface public information about properties and sales.
- Master Commissioner offices (KY) via kypublicnotice.com and county government websites — foreclosure sale notices, handbills, appraisal reports.
- County property valuation administrators (PVAs) — via Schneider Corp Beacon/qPublic, PVAonline, Devnet, ArcGIS FeatureServers, and county-hosted PVA sites — parcel identifiers, assessed values, ownership, acreage, sqft, year built.
- FEMA National Flood Hazard Layer — flood zones and Special Flood Hazard Area status.
- Kentucky Department of Education (KDE), JCPS SchoolFinder, FCPS SchoolFinder — school attendance zones and KDE performance ratings.
- U.S. Census Bureau — American Community Survey (ACS), County Business Patterns (CBP), sub-county population estimates.
- U.S. Department of Housing and Urban Development (HUD) — Fair Market Rents (FMR) and HUDHomeStore listings.
- Zillow (via Bright Data) — property listings, sale/rental comps, ZHVI/ZORI research data, and property photos.
- RentCast — DEPRECATED. As of June 2026 REIntel no longer queries RentCast. We have retained no RentCast-derived AVM values in new records.
- Public auction firm websites (Tranzon, Halfhill, Gooch, Ford Brothers, Caswell Prewitt, Bluegrass, Brewer, Wilson R.E., HiBid network firms, Bramblett, Harritt, McCormick, Curran Miller, United Country, MarkNet, and others).
- REO and public marketplace sites — auction.com, HUDHomeStore, HomePath, VRM Mortgage Services.
- Public Facebook groups where property owners and auctioneers post real-estate sales (e.g., the Kentucky Coalfields FB coalfield scraper and similar public groups). We collect only what is publicly visible; we do not access private profiles, private messages, or restricted content.
- Newspaper legal notices published on kypublicnotice.com, texaspublicnotices.com, and floridapublicnotices.com.
- AirROI — short-term rental market data.
The Service does not warrant the accuracy, completeness, or timeliness of any third-party data. Always verify at the source before relying on any figure for a real financial decision.
5. SMS Communications (Twilio)
If you opt in to SMS alerts, you consent to receive text messages sent through Twilio on our behalf about sales, properties, or account activity you specifically subscribed to. Message and data rates may apply. Message frequency varies based on the alerts you configured. Reply STOP to opt out at any time; reply HELP for help; or email dennypatterson.re@outlook.com. Opting out of SMS does not affect your account or any transactional emails.
We do not use your phone number for marketing or share it with anyone other than Twilio for delivery. Consent to SMS is not a condition of purchase.
6. Social Logins & Property Owner Contact Data
Social logins. If you sign in with Google, Facebook, or another supported OAuth provider, we receive your name, email, and a stable identifier from that provider. We do not receive your password, contacts, friends, posts, or any content beyond what is strictly required to authenticate you. You can disconnect a social login from /account.
Public property records and owner names. Our property enrichments include names of legal property owners as published by county PVAs. These are public records under Kentucky, Florida, and Texas open-records law. If you believe a specific record about your own property is inaccurate or should be removed under an applicable law, email dennypatterson.re@outlook.com.
7. Aggregated and De-identified Data
We may aggregate and de-identify usage data — search queries, click patterns, traffic, county-level engagement, and similar telemetry — so that the resulting data no longer identifies you or any individual. We may use, retain, license, sell, or otherwise share that aggregated and de-identified data for any business purpose, including industry reports, market research, and licensing to third parties. Once data has been aggregated and de-identified in this way, it is no longer considered personal information under the CCPA or comparable laws, and the rights described in this Policy do not apply to it.
We may use aggregated insights derived from your account's activity (e.g., what kinds of properties get the most attention) to improve the Service and to inform marketing materials, in each case without identifying you.
8. Your Choices
You may access or update your account information at /account. You can request export or deletion of your account data by emailing dennypatterson.re@outlook.com. We will respond within thirty (30) days, subject to legal retention requirements.
You can unsubscribe from product alert emails using the link in any alert email or via /account/alerts. You can opt out of SMS by replying STOP to any text or disabling SMS in /account/alerts. You cannot opt out of transactional emails (verification, security notices, billing) while you maintain an active account.
9. Retention
We retain account information for as long as your account is active and for a reasonable period afterwards for legal and tax purposes. We retain SMS consent records for the period required by TCPA and similar laws (currently at least four years). Aggregated, de-identified analytics may be retained indefinitely.
10. Security
We use industry-standard safeguards including TLS in transit, HMAC-hashed identifiers, least-privilege access to production data, and audit logging. Uploaded documents in Supabase Storage are served over TLS and access-controlled. No method of transmission or storage is 100% secure; we cannot guarantee absolute security.
11. Children
The Service is not directed to children under 18. We do not knowingly collect personal information from anyone under 18. If you believe a child has provided us information, contact dennypatterson.re@outlook.com.
12. State-Specific Rights (U.S.)
Residents of certain states (including California) may have additional rights to access, delete, or correct personal information held about them, and to opt out of certain data uses. To exercise these rights, see our CCPA Privacy Choices page or contact dennypatterson.re@outlook.com.
13. International Transfers
The Service is operated from the United States and intended for U.S. residents. If you access it from outside the U.S., you consent to the transfer of your information to the United States.
14. Changes to This Policy
We may update this Privacy Policy from time to time. Material changes will be announced via email or via a notice on the Service. See our Legal Changelog for the version history.
